As required by law, Hall Road Management Company Limited was created when the estate was built, and legally needs to have Directors to manage it. Directors are appointed annually via an AGM, so please see below as of April 2026 your Directors.
| Alex | As a resident of Elizabeth Gardens since 2020 I have always had a keen interest in ensuring residents interests and the upkeep of the estate are managed well. I have been actively involved with the residents association since 2020 attending meetings with others in the estate. Through our combined efforts we have sought to improve communication between POD and residents, providing recommendations to POD regarding any outstanding issues and ensuring funds are spent responsibly. If appointed I promise to make decisions that I wholeheartedly believe will be in the interest of the whole estate and its residents, ensuring value for money for us and working to safeguard our community interests especially as other developments are planned to be build adjacent to ours in the near future. |
| Chris | I’ve lived on our estate since March 2018 as one of the first residents on Phase 1.1, and from the outset I’ve been actively involved in supporting our community. Through the unofficial residents’ group, I’ve spent years gathering feedback from neighbours and community members, and turning that into practical action – raising issues directly with POD Management, Bellway, and Rochford District Council. A recent example of this was working with our local councillors and Bellway to secure a full overhaul of the northern and western pathways after persistent flooding. Wins like this show what we can achieve when residents’ voices are organised and persistent. If elected as a director, I will focus on two clear priorities. First, I will continue to work collaboratively with fellow directors, residents, and our delegated estate management company, POD Management, to maintain excellent standards across the estate while ensuring genuine value for money. Good management should be efficient, fair, and accountable, and I want to help strengthen those principles in everything we do. Second, as a vocal critic of what’s commonly known as the “fleecehold” estate model, I will continue to pursue every available avenue with our MP, Rochford District Council, and other elected members to push for common adoption of our green spaces. Ending the injustice of effectively paying twice for the same services is a long-term goal, but it is one I am committed to driving forward with persistence and clarity. My aim is simple: a well-run, transparent, and community-driven estate today, and a fairer, more sustainable management model for the future. I will continue to advocate for all residents and ensure that every voice is represented in the decisions that shape our shared environment. |
| Kevin | I’m passionate about the long-term management of the development and wish to help ensure it’s well run on behalf of the all other residents. I have previously worked closely with other volunteers as well as POD & Bellway to ensure the pathways around our estate were replaced in their entirety at no additional cost to residents. Having lived here for 5 years with my family I’m keen to ensure that our development remains, Safe, clean & tidy (especially the green spaces!) helping to allow us all to continue to enjoy living here. |
| Jane | I am seeking nomination as a Director because I wish to play an active role in ensuring the Hall Road Management Company is managed fairly, transparently, and in the best interests of all residents who live here. Over the past year, I have been part of the unofficial residential committee, which has allowed me to gain a deeper understanding of how the Hall Road Management Company currently operates with our appointed maintenance company, POD Management, as well as the challenges and opportunities this presents for us as residents living on a non adopted estate. I would also bring to the appointment my prior experience as a Director of a property management company, where I was one of four directors jointly managing the flats we owned, giving me first hand insight into what effective, resident focused property management entails. In addition, I am a Director of my own mortgage company, through which I have developed a strong understanding of property ownership and law, which I believe will allow me to bring further meaningful value to the Director role. Above all, I truly care about our Hall Road community and would welcome the opportunity to contribute positively to its future. |
| Max | I wish to stand as a Director because I care deeply about the long-term management of the estate and want to help ensure it is well run, transparent, and delivers value for residents. Since the start of 2025 I have been part of the resident volunteer group, spending significant time understanding the Section 106 obligations and the Articles of Association of the Management Company so I have a clear view of how the estate is managed and how the company operates. I have helped lead engagement with Bellway on the transition of directorship, building a constructive working relationship to support a smooth and well-controlled handover. I have worked collaboratively with the other volunteers, sharing workload, listening to differing views, and helping keep residents informed through the Facebook group and leaflet drops. My aim has always been to act in the interests of the whole estate, across all phases of the development. If appointed, my priorities as a Director would be to ensure residents receive good value for money from the managing agent and contractors; that grounds maintenance is appropriately scoped and carried out in a way that protects and promotes wildlife; and that the future of the education site, which will become public open space, delivers a positive outcome for residents in both design and long-term cost. I would also continue constructive engagement with Rochford District Council regarding the adoption of public open spaces. My wife and I live on Alice Gardens, having moved here in 2021. I have no conflicts of interest and I and am not seeking the role for personal or commercial gain. I am already a company director and have experience in supplier management and contract oversight. I’m eager to put my passion and skills to work delivering a positive experience for all residents of our estate. |

I’m hoping my professional skills as a Graphic designer, and having run my own business for nearly 10 years, will especially help with communication around the community and between contracted parties.” |
