UPDATES ON YOUR COMMUNITY
The following issues are things currently being raised or looked into as per meeting votes.
This website aims to be updated at the end of every month as a minimum.
If you have an issue that needs to be raised, please get in touch via the contact form on this website or
by emailing elizabethgardenshallroad@gmail.com so the issue can be put forward at the next resident meeting.
Date last updated – this page was last updated 20th September 2025. The Volunteer Steering Committee try to update monthly.
DIRECTORSHIP
Currently the process for Bellway to hand over Directorship of the Hall Road Management Company is in progress
Meetings are taking place between Bellway, the Volunteer Steering Committee and POD to get an understanding of the steps and requirements needed..
Currently we need residents to put their interest forward to be part of the Directorship by emailing elizabethgardenshallroad@gmail.com
or by using the contact form on this website by 30th September. Nominations will then be collated and next steps will be provided.
POD MAINTENANCE CHARGES & PROCESSES
Until the Directorship has been handed over there isn’t much that can be done here.
Only once residents have been appointed the Directorship can we review things including current POD processes, contracts and items on invoices.
This will be a huge task that will take time and likely have to be handled in bite-sized chunks but whoever is managing will give updates at every step.
PATHWAYS
You may have noticed that the pathways in the West park, the northern perimeter (including joining paths), are being redone.
This is after long conversations and complaints to POD and Bellway that they did not meet the required specifications and plans of the estate.
Residents are to keep an eye on the works to make sure they are fully completed and to the appropriate standard.
SCHOOL SITE
When the estate was built, the plans for a school site was proposed. It was then up to the council to make the decision if they want to build a school.
Due to local schools not being at capacity, and the expectation reducing, it is looking like the council will decide not to build a school –
a decision that should have been made by July 2025.
In this instance the land would then go back to Bellway.
The Volunteer Steering Committee have been having talks with Bellway Director Steven Saville to understand what the next steps are.
Currently he has promised to liaise with the local council and parish for a final decision and then to plan some proposals to share with residents
on some options of what the land could be used for.
The Volunteer Steering Committee have also been speaking with TrustLinks charity to understand any opportunities with them.
Please note the Volunteer Steering Committee is only gathering information and cannot agree any
decisions on behalf of residents. Only the official appointed members of the directorship can
ROADS
The Volunteer Steering Committee have been informed that the adoption but the council has been delayed as they are waiting for
darker evenings to confirm lighting issues are resolved. The Volunteer Steering Committee will touch base with the council/Bellway for an update.
Before the roads can be adopted, the sewage needs to be adopted first.
BUS ROUTE
Once the roads have been adopted by the council, then the bus routes can be finalised along with this. The Volunteer Steering Committee are waiting for information on what the specific steps are to get the bus routes in action, once the roads have been adopted.
SWALES & DRAINS
Anglian Water adoption of the sewer system is still pending. The Volunteer Steering Committee plan to contact Anglian Water to understand timings.
